The Cottages at Atlantic Heights is a Maine housing cooperative — 46 privately owned cottage homes nestled along well-tended boulevards in Saco, just off Ferry Road, surrounded by tall pines and established neighborhoods.

The Cottages at Atlantic Heights sit along well-tended boulevards flanked by tall pines and natural stone outcroppings — a neighborhood where quality shows at every turn. As you arrive on Breakwater Way, it's easy to see that each home has been positioned for privacy while maintaining the closeness of an intimate neighborhood.

  • When you purchase a cottage at Atlantic Heights, you own specific stock in the housing cooperative — not a rental, not a lease. As a shareholder you have a vote in how the community is governed, the same mortgage interest and real estate tax deductions as individual homeowners, and the protection of the Gain Sharing™ Program when you sell.

  • The Cottages are independently owned residential homes. The Inn (assisted living) and Seal Rock (skilled nursing) are operated separately by First Atlantic Healthcare on the same campus. Cottage homeowners have priority access to both — so if your needs change over time, you don't have to leave the community you know.

  • Dogs and cats are welcome. Other pets are considered on a case-by-case basis. There is a pet application process.

  • When you sell your cottage, you're guaranteed ninety percent of the appreciated resale value — not just your initial investment back. The Atlantic Heights sales team handles the resale marketing at the annually determined price. Consult your tax advisor regarding capital gains treatment for cooperative housing.

  • Quite a lot. Exercise groups, book discussions, movie nights, arranged trips to Portland for performances and events. The Inn's heated indoor pool hosts water volleyball. The warming tub is always open. Life here is as active as you want it to be.
