When you purchase a cottage at Atlantic Heights, you own specific stock in the housing cooperative — not a rental, not a lease. As a shareholder you have a vote in how the community is governed, the same mortgage interest and real estate tax deductions as individual homeowners, and the protection of the Gain Sharing™ Program when you sell.

The Cottages are independently owned residential homes. The Inn (assisted living) and Seal Rock (skilled nursing) are operated separately by First Atlantic Healthcare on the same campus. Cottage homeowners have priority access to both — so if your needs change over time, you don't have to leave the community you know.

Dogs and cats are welcome. Other pets are considered on a case-by-case basis. There is a pet application process.

When you sell your cottage, you're guaranteed ninety percent of the appreciated resale value — not just your initial investment back. The Atlantic Heights sales team handles the resale marketing at the annually determined price. Consult your tax advisor regarding capital gains treatment for cooperative housing.
